Cleaning business software: what fits, what it costs

Our rough rule of thumb: a solo cleaner can start with a free booking app. A growing maid service should look at cleaning-specific tools like ZenMaid, Launch27 or BookingKoala. If you also do other home services, Jobber or Housecall Pro covers more in one app.

Prices below come from each vendor’s own pages, checked October 23, 2026. We show regular prices and leave out short-term intro offers.

How to choose

  1. How many cleans a month? Some entry plans cap appointments or the number of cleaners.
  2. Do customers book online? Check that the plan includes a booking form, and whether it carries the vendor’s branding.
  3. Do you run recurring cleans? Weekly and biweekly visits should schedule themselves and bill a saved card.
  4. Do your cleaners need an app? Check-in, checklists and GPS are often on higher plans.
  5. Do you use QuickBooks? Not every cleaning tool has it yet.
  6. Are text reminders included? Some tools charge extra for SMS.

The options

ZenMaid

Fits: residential maid services that want cleaning-specific scheduling, payments and a team app at a low monthly price.

Doesn’t fit: busy services on the entry plan. Starter is capped at 40 appointments a month.

One limitation: QuickBooks is marked “coming soon”, and SMS costs extra on every plan.

Price: Starter $19/month (up to 40 appointments a month), Pro $39/month, Pro Max $49/month, as of Oct 23, 2026. 14-day free trial.

Free or cheaper option: Square Appointments’ free plan (below) for a solo cleaner.

Launch27

Fits: cleaning businesses that want booking forms on their own site, with unlimited users and bookings.

Doesn’t fit: a small service on a tight budget. Plans start at $75/month.

One limitation: the cleaner mobile app is on the top plan (Plus) only. QuickBooks and text reminders start on Pro.

Price: Base $75/month, Pro $150/month, Plus $299/month, or 15% off billed annually, as of Oct 23, 2026. 14-day free trial.

Free or cheaper option: ZenMaid Starter at $19/month.

BookingKoala

Fits: cleaning services that want booking software priced by team size.

Doesn’t fit: services that want text notifications on the entry plan. SMS starts on Growing.

One limitation: each plan caps the number of providers (cleaners), so growing past the cap forces an upgrade.

Price: Starter $27/month (up to 5 providers), Growing $57/month (up to 15), Premium $197/month (up to 50), billed monthly, as of Oct 23, 2026. Free trial offered.

Free or cheaper option: ZenMaid Starter at $19/month.

Jobber

Fits: residential and commercial cleaners who want online booking, recurring cleans that schedule themselves, checklists and invoicing in one app.

Doesn’t fit: anyone who wants automated client reminders on the cheapest plan. They start on Connect.

One limitation: Core covers 1 user. Extra users are $29/month each.

Price: $29/month billed annually or $49 month to month (Core, 1 user), regular prices as of Oct 23, 2026. 14-day free trial of the Grow plan, no credit card required.

Housecall Pro

Fits: residential, maid, commercial and janitorial cleaners who want recurring visits, online booking and saved cards for automatic billing.

Doesn’t fit: a small service that needs service-plan templates on a budget. Recurring service plans are listed only on Max.

Free or cheaper option: ZenMaid or Jobber Core.

Square Appointments

Fits: a solo cleaner who wants a free online booking page with automatic text and email reminders.

Doesn’t fit: a cleaning team running recurring routes with checklists. Square’s pages don’t list those features, and its plans are aimed at appointment businesses like salons.

One limitation: card processing fees apply: 2.6% + 15¢ in person and 3.3% + 30¢ online on the free plan.

Price: free plan available, as of Oct 23, 2026.

Free or cheaper option: this is the free option.

Skip the software if…

You clean for a few regular clients, book by text, and get paid without chasing. A shared calendar and a free booking page will do the job. Paid software earns its keep when recurring cleans start slipping or you’re chasing payments every week.
